Defensible Space & Fire Awareness
The Scotch Pine HOA is located in a Wildland Urban Interface area. Lot maintenance of both improved lots and vacant lots is enforced. The Scotch Pine Estates covenants, conditions and restrictions (CC&Rs) place certain obligations on property owners to alleviate the threat of fire. CC&R 4.5.15 provides that all areas shall be cleared of any dead trees, limbs, brush or other dead vegetation, cheat grass and all thick and/or tall brush or grass shall be cut back. This provision is just one paragraph outlining the responsibility of each property owner. The HOA will periodically hire a third-party fire consultant and/or the fire department to inspect lots for needed defensible space and fire hazard thinning but owners are encouraged to do this as well.
